Render Repair Specialists in Kent & South East London
Cracked, damp, bulging or falling render is more than just an eyesore – left untreated, it allows water into your walls, damages the masonry beneath, and becomes increasingly expensive to fix. Our repair service diagnoses the cause, addresses it properly, and leaves a clean, seamless result.
Render problems are common in older properties, but they're also frequently misdiagnosed and poorly repaired. A superficial patch over a failing render coat rarely lasts – the crack or damp reappears within months because the underlying cause has not been addressed.
At Ace Rendering Specialists, we take a diagnostic approach to render repair. We assess the full extent of the failure, identify the cause (whether that's substrate movement, water ingress, failed bonding, or poor original application), and carry out a repair that is designed to last. Where partial repair is not viable, we will tell you honestly and recommend a full re-render rather than charge you for work that won't hold.
Common render problems we fix
Cracked Render
Hairline cracks are normal in older cement render and can usually be sealed and re-pointed. Wider structural cracks, pattern cracking (map cracking) or cracks with movement indicate a more serious issue that needs investigation before repair.
Bulging or Hollow Render
Render that sounds hollow when tapped has lost its bond to the substrate. This is a common sign of moisture behind the render or a failure in the original application. Hollow sections must be cut out and properly reinstated — bridging them over will not hold.
Damp Patches and Staining
Visible damp patches or tide marks on render often indicate water is getting behind the surface. This can result from cracks, failed sealant around windows and doors, or condensation issues. We identify the water entry point before carrying out any repair.
Render Falling Off the Wall
Large sections of render detaching from the wall indicate significant bond failure. This requires removal of the affected area, investigation of the substrate, and a properly prepared re-application. Patching over large failed sections is not a long-term solution.
Algae, Mould and Green Staining
Green staining on render is usually algae or organic growth, often caused by the render retaining moisture. It can be treated with biocidal washes, but if the underlying moisture issue is not resolved, it will return. We address the cause, not just the symptoms.
1. Initial Assessment
We inspect the full exterior, tap-test for hollow areas, and identify the cause and extent of the failure. We discuss our findings honestly before recommending a course of action.

2. Preparation
Failing or hollow render is cut out cleanly. The substrate is repaired, cleaned and primed as required.
3. Repair Application
New render is applied to the prepared area using materials matched as closely as possible to the existing finish in colour and texture.
4. Finishing & Sealing
Repaired areas are finished, sealed and blended to minimise visibility. We advise on maintenance to help prevent recurrence.
Repair or full re-render, which do you need?
We will always try to repair where it is viable and cost-effective to do so. Repair is the right choice when: the failure is localised to a small area, the rest of the render is in sound condition, the cause of failure can be addressed, and the existing finish can be matched reasonably well.
A full re-render is the better option when: more than 30-40% of the render surface has failed, the cause of failure is systemic (e.g. structural movement or persistent water ingress), the existing render is old and near the end of its service life, or the homeowner wants a new colour or finish. We'll give you an honest recommendation at the free survey stage.
