Render Repair Cost in Kent: Patch Repair, Section Replacement or Full Re-Render?

Quick answer: In 2026, a small render repair in Kent usually costs from about £150 to £450 for one patch, around £400 to £900 for a full bay, and £3,000 to £8,000 when the whole house needs re-rendering. Scaffold is often extra. As a rule of thumb, once roughly 30% to 40% of an elevation has failed, or the cause is damp or movement, a full re-render is usually better value than repeated patching. Ace Rendering surveys every job before quoting, so you get the right fix rather than the cheapest one.

How much does render repair cost in Kent in 2026?

Prices depend on the size of the damage, access, the render type and whether the cause is fixed. The table below combines published UK guides from 2026 with Ace Rendering's own experience as a rendering contractor since 1999. The published figures are national, so expect Kent and South East London jobs to sit at the upper end. One UK cost guide puts the London and South East premium at 15% to 30%.

What makes render repair cost more?

Five things move the price more than the size of the patch:

  • Scaffold or access. Anything above ground-floor height needs a tower or scaffold. One UK guide lists scaffold for a semi-detached house at £600 to £1,500. On a small repair, access can cost more than the render itself.

  • Finding the cause. Blown render rarely fails on its own. Damp getting in, movement in the wall, a wrong mix or freeze-thaw damage are the usual reasons. A repair that ignores the cause tends to fail again.

  • Matching the finish. A silicone, pebbledash or sand and cement finish is hard to match once weathered. Colour and texture matching takes skill and sometimes means treating a wider area so the repair does not show.

  • Substrate condition. Brick, block or an old painted surface behind the render changes the preparation needed.

  • Property age. On a pre-1919 solid-wall house, a hard cement patch can trap moisture and cause spalling. Breathable materials may be needed.

When is a patch repair enough?

Patching works when the failure is local and the render around it is sound. Typical examples include:

  • A hairline crack above a window or door that has stopped moving.

  • One hollow patch where a leaking gutter or downpipe has been fixed.

  • Impact damage or a section removed for a new vent, cable or pipe.

  • Algae or staining that needs cleaning and repainting, not replacement.

Ace Rendering's repair process starts with tap-testing. Tapping the wall lets us hear hollow areas that you cannot see. We then cut out the failed render, repair and prime the substrate, reapply render colour and texture matched where possible, and seal and blend the finish. Small repairs can often be done in a day. Jobs needing more preparation or scaffold typically take two to three days.

When should you re-render instead of repairing?

Short answer: Re-render when repairs would cover roughly a third of the wall, when the same areas keep failing, or when the render is near the end of its life.

Two independent 2026 guides and Ace Rendering's own advice line up on this. One trade guide says patching deteriorating render is rarely cost-effective beyond around 30% of the elevation. Ace Rendering suggests a full re-render once more than roughly 30% to 40% of the surface has failed. Look for these signs:

  • Cracking across several walls, not one spot.

  • Hollow patches in several places, which suggests the bond has failed.

  • Repairs you have already paid for that have blown again.

  • Damp patches indoors that line up with cracks outside.

  • A render type that is wrong for the wall, such as a rigid cement coat on a soft or moving substrate.

A false economy is real. One 2026 guide warns that a patch done without finding the cause will often fail within two to five years. If you pay for three patch repairs over five years, a full re-render can end up cheaper.

Repair, spray coating or full re-render: which one fits?

Situation

Best option

Why

One or two small defects, sound surrounding render

Patch repair

Lowest cost, fast, minimal disruption

Render is sound but tired or stained

Clean and recoat, or a spray coating such as CorkSol

Refreshes the look and adds weather protection without removing render

Failure over about a third of a wall

Section replacement or elevation re-render

Avoids a patchwork of repairs

Widespread cracking, hollow areas, damp inside

Full re-render, often silicone

Fixes the system, not the symptom. See our silicone render cost guide

Cold, draughty solid walls and failing render together

External wall insulation

Solves both problems in one job. See external wall insulation

If you re-render more than a quarter of a building's thermal envelope, building regulations may apply. Read our guide to the building regulations 25% rule for rendering before you accept a quote that ignores it.

Should you repair render before winter?

Yes, if water is getting in. Cracks and hollow patches let rain into the wall, and in autumn and winter freeze-thaw cycles can push that water to do more damage. Early repairs are usually cheaper than waiting for larger areas to come away. Our post on how to spot failing render shows what to check on your walls before the cold arrives. If render is already falling off, make the area safe, take photos and call a contractor straight away.

How do you choose a render repair contractor in Kent?

Ask these questions before you accept a quote:

  • Will you survey and tap-test the wall before quoting?

  • Will you tell me what caused the failure, and how is that being fixed?

  • Is scaffold included in the price?

  • Will the repair be matched to my existing finish?

  • Are you insured, and what guarantee do you give?

  • Do you use your own team or subcontractors?

Ace Rendering is a family-run business established in 1999, based in Maidstone. We hold a 10/10 Checkatrade rating from more than 300 customers, Which? approval and TrustMark endorsement, and we are fully insured. Our work is done by our own in-house team, not subcontractors. We will not recommend a repair we do not expect to hold. If a full re-render is the better answer, we will say so.

Frequently asked questions

How much does it cost to repair cracked render?

A hairline crack usually costs about £50 to £200 to fill and repaint in 2026 national guides. Larger cracks that need cutting out and re-rendering cost more, often £150 to £900 depending on size, plus scaffold if needed.

Is it cheaper to repair or re-render a house?

Repair is cheaper while damage is local. Once about a third of a wall has failed, or the same areas keep failing, a full re-render is usually better value. For a standard semi-detached house Ace Rendering estimates £3,000 to £8,000 for a re-render.

Can you repair blown render without removing all of it?

Yes, if the surrounding render is sound. The failed area is cut back to a firm edge, the substrate is repaired and primed, and new render is applied and blended. Tap-testing shows how far the hollow area really extends.

How long does a render repair take?

Small repairs can often be completed in a day. Larger repairs with preparation or scaffold usually take two to three days. A full re-render on a straightforward house typically takes two to five days, depending on conditions.

Will a repair match my existing render?

It can be matched closely, but old render weathers and fades, so a perfect match is not always possible. Blending into a wider area or recoating the whole elevation gives the most even result.

Do I need building control approval for render repairs?

Small repairs usually do not. Re-rendering more than a quarter of the thermal envelope can trigger building regulations. See our guide to the 25% rule.

Can I repair render in winter?

Render needs suitable temperatures and dry weather to cure. Emergency weatherproofing can be done in cold weather, with permanent repairs timed for a suitable window. Your contractor should explain the plan.
